Respect and care for the house is expected at all times.
If any house rules are violated and or broken, renters must vacate the property immediately. Renter forfeits all rental funds and security deposit, and the house rules violation(s) may be met with additional charges.
OCCUPANCY
Maximum Guest Count of Four
DRIVE LIKE YOU LIVE HERE
Please drive slowly through the neighborhood and watch out for children.
PERSONAL PROPERTY
The owners/hosts are not responsible for the loss of personal belongings or valuables of the guest.
DAMAGE
Any excessive damage to furniture and/or other property associated with the property will be subject to payment of the cost to repair or replace the damaged items.
All guests are assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises
GATHERINGS AND NOISE
No parties or loud music.
No noise disturbance is allowed, and please be respectful of quiet hours starting at 9 p.m. - 8 a.m.
Any noise complaints from any neighbor or anyone associated with the property will result in 100% loss of the remaining rental amount and you will be asked to leave the premises and the entirety of the security deposit will be acquired by the host
FAMILY FRIENDLY
We welcome families—just bring the kids! Adult guests are solely responsible for the supervision and safety of any minors on the property at all times. Be vigilant of children around hot stoves, open water, stairs, and railings.
SAFETY
We are in a HIGH fire-prone area.
No smoking on the property.
No burning of candles.
No open fires.
Do not leave fires unattended, and do not attempt to dispose of ashes (hot or otherwise).
NO PETS
No pets or emotional support animals of any kind. Evidence of an unauthorized pet on the premises will result in extra cleaning charge starting at $200, and will be reported to Airbnb.
SERVICE ANIMALS
In the event that a guest has a service animal, at the time of booking, please let us know to avoid any misunderstandings and to prepare our staff to accommodate cleaning/disinfecting post-visit.

ENERGY USAGE
Please keep windows and doors closed as much as possible while AC or heater is running.
PLUMBING
We are on a septic system. Guests MUST refrain from flushing ANY product besides toilet paper down the toilet. We also ask that all food scraps go into the trash.
WINTER WEATHER TRAVEL- SNOW CHAINS
For stays between November and April, snow is possible. During active snowfall, AWD and/or chains are required by officials for mountain passage—please plan accordingly.
COMMERCIAL USE
Guests may not film or shoot photos for commercial use on the property or otherwise produce content of any kind unless granted permission by the owner/host, unless otherwise authorised prior to booking.
REFUNDS
No refunds for reasons outside of the hosts' control. You are choosing to book this listing and live like a local. As a result, you may be subject to power/water outages, snow/rain/wind, cellular/internet outages, and wildlife encounters, which are all outside of the hosts' control.
CHECK-IN/CHECK-OUT
We have intentionally appointed check-in and check-out times to provide adequate time for our crew to prepare between stays.
All late checkouts need to be requested and approved prior to the checkout time. Guests will be charged $50 for an unplanned late checkout.
In the event the house key is lost or missing at check-out, there will be a charge of $50 for re-keying the lock and replacing the keys.
ASSUMPTION OF RISK
Guests will not use the premises for any unlawful purposes whatsoever.
Owners/hosts are not responsible for any injuries, illness or accidents that may occur while on the premises or its facilities.
The Guest(s) acknowledge that the use of the property and its amenities (including, but not limited to, the BBQ grill, propane fire pit/heaters, stairs, and outdoor areas) involves inherent risks. These risks include, but are not limited to, the risk of fire, burns, slips, falls, or other personal injury. The Guest(s) agree that use of these amenities is strictly voluntary. By choosing to use any equipment provided on the premises, the Guest(s) do so at their own risk and assume full responsibility for their safety and the safety of all individuals in their party. The Guest(s) hereby waive, release, and discharge the Host from any and all liability for personal injury, property damage, or wrongful death caused by any act or omission. The Guest(s) agree to indemnify and hold the Host harmless from any claims, damages, or expenses arising from the Guest’s stay or use of the property.
RELEASE & WAIVER OF LIABILITY
By booking, I AM AGREEING TO ABIDE BY THE RULES & REGULATIONS OF THE KENTWOOD KOTTAGE & AGREE TO THE TERMS OF THIS RELEASE & WAIVER OF LIABILITY. In consideration of accepting this entry, I, the undersigned, intending to be legally bound, hereby, for myself, my minor children, my heirs, my executors and administrators, waive and fully release any and all rights and claims for injuries (i.e snake bite, heat stroke, etc), and/or damages I may have against The Kentwood Kottage.
